Tips for Planning and Designing Any Home Construction Project
- Start with an Idea
First you should know what your project is. Is your entire home or just one room being remodeled, renovated or built on to your home? A basic idea is all you need to get started on your home improvement project. If you aren’t sure what kind of design would look best in your space then try searching different sources for inspiration. Try looking through our website photos, home design magazines and books, internet searches and blogs, and home and garden magazines for some home design ideas.
Sometimes all it takes is finding one small decorative piece that inspires you. For example, a pillow that is the style and color that you can’t wait to design the rest of your space around. Our design team can help you choose materials and fixtures for your project that compliment your style and ideas. We will create a design layout for your space, a calculated budget, and a realistic timeline to finish your home improvement project, all before getting started. You as the client will have the final say on all design plans and may make as many revisions as necessary before we ‘break ground’. You will want to keep in mind however, that once construction starts revisions to your plan may add time to your original time frame, may add cost, or may require us to obtain additional city permits.
- Think About Your Style
Start thinking about your living room remodeling project by sitting on your couch and imagining what kind of room you want that to be. Should the colors and architecture promote relaxation or represent luxury? Should it be built and designed with children in mind? Should it be a comforting country-style design or more modern and contemporary?
Write down colors, patterns, and furniture pieces that inspire you in other homes or while searching for ideas in magazines. You should even print out or clip out pictures you find inspiring and keep it in a folder. That folder can really help your contractor and designer find you materials that are similar and within your budget. Try doing a Google search on kitchen design ideas, bathroom remodeling options, home office design ideas, etc.
- Do Some Research and Know Your Project Budget
Excited about getting started on your home renovation project? Before committing to a plan, do some research on some of your design ideas. Here are some sample questions to consider: What is the average price for the materials and for professional installation? What are the risks/benefits of a installing it yourself? What is the longevity of your chosen materials, what kind of maintenance will be required to maintain its structure and appearance?
Our design staff is happy to go over all of the above and we are happy to recommend what types of materials and/or in-home fixtures will best fit your needs and location. We can help you choose materials that are low-maintenance and durable if that suits your needs best. We are happy to go over and educate our clients about why certain materials survive better in certain conditions and what to expect in future repair costs if ever needed in the future. Our goal is to provide our clients with enough information on their home projects so that they may proceed comfortably and confidently when choosing materials and fixtures that you will see and use daily.
Be prepared to change your mind several times on design and budget options. This is an inevitable part of designing and planning. As you become more educated on design options you will be able to easily reconcile what you need, what you want, and what you can afford. We understand that many homeowners come to us without any preexisting knowledge of design, material costs, construction costs, and what things to expect during a home remodeling project.
Our services at Sterling Design & Construction offer more than just the planning and building. We believe that the most valuable services offered by our company is the professional designer and project manager that will guide you through your entire home construction process.
- When & How to Hire a Contractor
After doing a little bit of research online about your project, you should get a sense of whether it is worth hiring a professional or keeping it a DIY (do it yourself) project.
Research the project that you want done. Are you physically capable of each step, do you know where to get those materials, and do you need a permit from your city to complete this project? Also, make it a point to read reviews about these DIY projects, you may find that many people encountered certain problems that an expert could have avoided. Sometimes, certain projects require the background knowledge of a professional because one slight change in technique could result in your project breaking down after only a year or even sooner. Consulting a professional should happen for any home project, it is always a good idea to ask for opinions from someone in the industry whether it is while you are purchasing tools and building materials or scheduling a consult with a designer or contractor to help determine if legally you need a professional.
When hiring a contractor, make sure to view their portfolio or work they have done on other homes. Does it impress you? How long have they been in business? Is your contractor licensed? Have you searched the contractor’s name or company name, are there any negative reviews? Ask for references. Make sure to know exactly what services your contractor is offering for the price you are paying and always make sure it is covered in a contract.
At Sterling Design & Construction we offer a complimentary consultation at your home site to establish a project plan and budget. We offer design assistance, professional building plans, a contract and we obtain the permits if needed, budget planning help, ordering for all fixtures and materials, and a project manager to supervise your project from every aspect.
- Questions to Ask Your Contractor
Before or after hiring a contractor make sure you ask some detailed questions. What is the start date? Will you need to be present for any particular stages? Will you need to stay out of the house for any stages? How and when will you be updated on the construction progress? How will trash and waste from the project be removed? How does the crew usually schedule their days while on-site? Make sure to ask about safety precautions to take for children and pets.
- Architectural Plans
Now that you have done some preliminary research on ideas and style options and have decided whether or not this will be a DIY project or if you will be hiring a contractor, it is time to put together some official plans.
Plans will include the floor plans of the space, measurements, and elevations. Plans will also include sketches of the new design. At this phase you should know what style you want and should start focusing on specific colors and materials for the space. For example, flooring, floor boards, crown modeling, cabinetry, and countertops are things that you should be choosing.
Some example fixtures and materials that should be chosen to complete the planning process are:
Flooring | Floor Boards | Windows | Crown Molding | Door Fixtures | Cabinets | Shelves |
|Shower Stalls Shower Enclosures | Sinks | Faucets | Toilets | Light Fixtures | Countertops | Backsplash |Refrigerators|
After the plans are completed, you will have all of the necessary information to set a final budget and everything needed for our contractors to start ordering the materials and begin construction!
